Water efficiency has become a priority for the agricultural sector, which explains the increase in inquiries about these territories. Furthermore, it is emphasized that "the ability to adapt to new productive conditions is essential to ensure long-term profitability." Meanwhile, a renewed interest in livestock fields has been detected, partly due to the scarcity of available agricultural land. The humid Pampas continues to lead the demand for land, but the scarcity of options drives the search for new regions with access to irrigation.

Areas such as the southwest of Buenos Aires, San Luis, and Río Negro are gaining prominence, while interest in livestock fields continues to grow. According to Federico Nordheimer, CEO of Nordheimer Campos y Estancias, "among the areas capturing investors' attention are the southwest of Buenos Aires, particularly in Coronel Suárez and Coronel Pringles, as well as San Luis and, to a lesser extent, Río Negro." Nordheimer pointed out that the demand in these areas is driven by the availability of land and the possibility of implementing irrigation systems, a key factor given climatic variability.

Geographic diversification and the implementation of advanced technology will be key factors in maintaining the sector's competitiveness. The search for new productive areas, combined with the optimization of resources and the adoption of sustainable practices, will guide the rural land market in the coming years. Although historically, investment in livestock has remained stable, there is currently an increase in demand for this type of land, reflecting the need to diversify investments.

The future of investments in the Argentine countryside faces significant challenges, but also offers significant opportunities.
