Rental prices in Buenos Aires increased by nearly 10% in the first quarter of 2026. According to a survey by the classifieds portal Zonaprop, the average price for a two-bedroom apartment in the Autonomous City of Buenos Aires (CABA) rose by 3% in March, accumulating a year-on-year increase of 34.7%. Over the three months of 2026, the increase reached 9.6%. This slight rise is above the inflation rate for the same period in CABA, which was 8.9%. Consequently, a studio apartment is now priced at 704,704 pesos per month, a two-bedroom apartment at 814,659 pesos, and a three-bedroom apartment at 1,094,451 pesos monthly. Puerto Madero leads the ranking of the most expensive neighborhoods for rentals, with an average cost of 1,358,875 pesos per month. It is followed by Núñez (915,379 pesos) and Palermo (911,708 pesos). Conversely, Lugano remains the most affordable neighborhood for renting, with an average monthly price of 661,925 pesos. These areas offer higher returns, with Lugano, Núñez, and Palermo providing gross returns of 10.2%, 8.1%, and 7.8%, respectively. The report also revealed that the construction cost, measured in dollars, rose by 3.7% in March, noting that 'building today costs 3.3 times more than it did in 2020, when the series low was recorded'. Currently, a three-bedroom house has an average price of $302,878, while a four-bedroom house is valued at $483,408. The growth in sales prices has decelerated, with the average price per square meter accumulating a 0.4% increase in the first quarter of 2026, below the increase recorded in the same period of 2025.
