Increase in Vacant Stores in Buenos Aires

A significant increase in the number of vacant commercial premises has been recorded in the main areas of Buenos Aires. According to the Argentine Chamber of Commerce, in the first two months of 2026, the number of such premises increased by 38.5% compared to the previous year.

In the Autonomous City of Buenos Aires (CABA), the number of vacant premises in main commercial areas increased by 38.5% in the first two months of 2026 compared to the same period in 2025, according to a survey by the Argentine Chamber of Commerce and Services (CAC). The report, accessed by the Argentine News Agency (NA), showed that during the first two months of 2026, a total of 284 premises for sale, rent, or closed were detected in the surveyed areas. Likewise, it revealed that compared to the previous measurement, corresponding to November-December 2025, a growth of 43.4% was detected, as at the end of last year there had been 198 vacant premises. Analyzing exclusively premises for rent and sale (i.e., those offered), the report pointed out that during the first two months of the year, there was an increase of 158.8% in rent compared to January-February 2025, and a rise of 91.3% compared to the previous period (November-December). While, for sale, there was a growth of 12.5% compared to January-February 2025 and a 25% decrease in relation to the previous two-month period. According to the Chamber's measurement, which has been carried out since 2014 including the main commercial arteries of Buenos Aires, 'bimonthly advances were registered in all areas except on Pueyrredón Avenue (0-1200) which remained the same as the previous bimonthly period'. In La Plata, on the other hand, in the main commercial areas, a growth of 180% was registered in the number of inactive premises during the first two months of the year compared to the same period in 2025, as specified by the CAC based on a survey by the Federation of Wholesalers and Suppliers of the Province of Buenos Aires (FEMAPE). The entity clarified regarding the year-on-year data that 'this variation was magnified by the low comparison base, given that in the first two months of last year only 5 inactive premises had been detected'. During the first two months of 2026, a total of 14 commercially inactive premises were detected in the surveyed areas, which implies an increase of 7.7% compared to November-December 2025.
