The recent report reveals that Buenos Aires is the fourth most expensive city in Latin America for the square meter, at 2,586 dollars. Meanwhile, several Argentine cities are facing significant declines in their prices in local currency.

According to the latest Real Estate Survey of Latin America (RIAL), the cities with the most affordable square meter prices are Quito, Rosario, Córdoba, and Panama City, with prices ranging from 1,215 to 1,804 dollars. On average, prices in Latin America have experienced a 2.4% increase in nominal dollars, a 0.9% increase in real dollars, and a 0.9% decrease in real local currency.

In this context, cities like Córdoba, Rosario, and Panama City have seen percentage increases in square meter prices, while Montevideo, Mexico City, and São Paulo have recorded declines over the last six months. It is also noted that in terms of real local currency, Monterrey and Panama City have seen significant increases, unlike Buenos Aires, Rosario, and Córdoba, which have experienced sharp declines.

The report reveals that the decrease in prices in the analyzed Argentine cities reflects the disinflation process of recent months, while the rising costs in dollars of goods and services in the country also affect the real estate market. RIAL reports the square meter price of apartments in areas comparable to those in Buenos Aires.

Regarding the previous measurement, a roughly 2% increase in prices in dollars and an 11% decrease in inflation-adjusted pesos in Buenos Aires and other cities is observed. The cities with the most expensive square meters in the region are Montevideo, Mexico City, Monterrey, and Buenos Aires, which remains the fourth most expensive city in Latin America according to the Finance Research Center (CIF) of the Torcuato Di Tella School of Business in collaboration with Zonaprop. Buenos Aires maintains the same position it had in September 2024.
