
According to a survey by ConsorcioAbierto.com, condominium fees in the City of Buenos Aires increased by 150.62% year-on-year in January. This figure has remained stable both in CABA and in the province of Buenos Aires since 2024. However, there was a slight decrease of 1.58% compared to December, in line with the slowdown in inflation.
In January, the average condominium fee in CABA was $234,854 (in December it had been $238,641). The Housing, water, and electricity category increased by 4%, driven by rising rents and services. In the province of Buenos Aires, condominium fees grew by 174.45% year-on-year, reaching an average of $103,817. In Córdoba, the increase was 189.94% year-on-year, with an average fee of $99,385.
A study analyzing 11,000 condominiums revealed that the main costs in CABA are personnel salaries, representing 38% of the total. In small buildings (up to 50 units), this figure rises to 40%, while in large buildings (more than 200 units), it drops to 14%. Operational and maintenance expenses represent 26%, reaching 56% in large buildings due to services such as cleaning and security. Public services account for 14%, administration and management for 9%, and extraordinary maintenance and works for 6%.
Economies of scale allow larger buildings to distribute personnel expenses among more units, reducing their impact on the total fee. Regarding delinquency, the report highlights that 17% of functional units have outstanding condominium fees. 'The delinquent units are usually always the same, but the debt increases,' explained Albano Laiuppa, director of ConsorcioAbierto. To address this issue, payment plans have been implemented with the aim of reducing delinquency and preventing increases in the overall costs of the condominium.
